Cromwell Funds Management team
CFM is an established, award-winning Funds Manager with a proven record of managing unlisted direct property funds and syndicates on behalf of investors.
Chief Investment Officer
As Cromwell’s Chief Investment Officer, Rob is responsible for the Group’s investment, transactions, as well as merger and acquisition activities.
Rob is also responsible for the development and capital raising for new products relating to both Cromwell’s ASX listed business and its Australian funds management operations.
Cromwell Direct Property Fund Manager
Property and Treasury expert with over 25 years’ experience gained within Cromwell and abroad.
Kerry is Cromwell Direct Property Funds’s Fund Manager. She holds a Bachelor of International Business (Economics), an Associate Diploma of Management Accounting and is a member of CIMA.

CFM draws on the in-depth property knowledge and experience of Cromwell Property Group to maximise the performance of the properties within our funds.
Chief Operating Officer – Property
Over 15 years’ experience managing and enhancing performance across Commercial, Industrial and Retail assets in both Australia and New Zealand.
Tessa is responsible for overseeing the delivery of high-quality, value enhancing property services to Cromwell’s funds whilst maintaining the profitability of Cromwell Property Services.
Head of Asset Management
With more than 20 years’ experience across publicly listed and private property organisations, Mark leads asset strategies at Cromwell that enhance portfolio performance and deliver strong stakeholder outcomes. In his previous role as As Chief Operating Officer of Terre Property Partners, he established robust governance frameworks, operational systems, and stakeholder-focused processes; and as Director of Asset Management at Integrated Logistics Partners, he built a rigorous, solutions-driven approach to resolving complex property challenges and consistently meeting key stakeholder requirements.

CFM leans on its long-term partnership and the expertise of boutique equity investment manager, Phoenix Portfolios (Phoenix), when it comes to our listed funds.
Managing Director
Stuart Cartledge is the Managing Director of Phoenix Portfolios and the portfolio manager for each of the company’s property portfolios / funds. Prior to establishing the business in 2006, Stuart had built a very strong track record in the listed property security asset class in his role as Head of Property Securities at Citigroup Asset Management. Stuart has been actively managing portfolios of domestic securities since 1993 and was instrumental to building the A-REIT business at Citigroup. Stuart holds a master’s degree in engineering and Management from the University of Birmingham and is a Chartered Financial Analyst.
Portfolio Manager
Richard Fakhry is the portfolio manager of the Cromwell Phoenix Opportunities Fund and a research analyst across all the company’s products. Prior to joining Phoenix in 2009, Richard previously worked at MLC and BlackRock, and was part of the BlackRock investment team specialising in A-REITs. Richard has a Bachelor of Commerce from Flinders University; a Graduate Diploma of Applied Finance from the Securities Institute of Australia; and is a Chartered Financial Analyst.
Portfolio Manager
Jordan Lipson is the portfolio manager of the Cromwell Phoenix Global Opportunities Fund and a research analyst across all the company’s products. Jordan has a Bachelor of Commerce degree from the University of New South Wales, where he majored in Actuarial Studies and Finance. Prior to joining Phoenix in March 2016, Jordan was a Portfolio Analyst at Advance Asset Management / BT Invest Solutions and reported to the Head of Portfolio Construction and ESG. Jordan is a Chartered Financial Analyst.
