Cromwell has announced the launch of a PDS to raise up to $49.25 million in the new unlisted Cromwell Ipswich City Heart Trust - a 7-year single property syndicate which will commence distributions at 7.75% pa and offers capital growth potential and tax-deferred income.

Cromwell announces an equity raising of up to $145.4 million (comprising a Placement and an Entitlement Offer) the proceeds of which will be used to partially fund the acquisition of the $186 million 'HQ North' office tower in Fortitude Valley, Brisbane.

Cromwell has made a placement of approximately $28 million new securities at a price of $0.68 per security. The proceeds will be used initially to provide seed funding to a new Syndicate which will own the Ipswich City Heart asset which is under development.

Cromwell Property Group has reported a statutory accounting profit of $88.1 million and operating earnings of $65.3 million. NTA per security increased to $0.73 and an agreement has been signed to expand the Qantas HQ and extend their lease term.
