Unlike many of our competitors we manage our properties internally. This gives us an unparalleled insight into the true value of our assets and allows us to see opportunity and risk more clearly than others.
We have an active approach to portfolio management; constantly looking for opportunities to acquire new properties and recycle capital from existing assets into properties with capacity for better returns.
Cromwell’s effectiveness as a property manager is measured by comparing total annual returns from all Cromwell managed properties against the IPD Australian All-Fund Universe. Cromwell has successfully outperformed this index over three, five and ten years.
Specialists in asset transformation and capital partnerships
The projects we undertake on behalf of investors and tenants are another one of Cromwell’s competitive advantages. Our innovative Owner Directed Approach is focussed on the needs of the end users because we take ownership of what we create - literally.
We have amassed considerable expertise overseeing large scale asset improvement projects on behalf of tenants, including the Qantas Global Headquarters transformation completed in January 2014 and leased to Qantas to 2032.
We also take on the role of capital partner for various major development projects on behalf of investors, for example, the Ipswich City Heart Building completed in October 2013 and the cornerstone asset of the Cromwell Ipswich City Heart Trust.
Under our Owner Directed Approach, we have successfully delivered many complex construction and refurbishment projects throughout Australia in partnership with major contractors, designers, architects and consultants.
